Hi, i'm a Singaporean aged 30, earning $4K a month. I will be marrying my boyfriend who is a foreigner on EP. His monthly income is about $11K. We will be buying a property next year and we are looking at the various options that we have -
1) purchase a resale HDB flat under the non-citizen spouse scheme where i will be the main applicant and my bf will be the occupier. When applying for a bank loan, will they take into consideration the main applicant and occupier's income or only the main applicant's?
2) purchase a brand new or a resale private condo. Since he is a non-citizen, do we have to pay a 15% ABSD? According to the information on IRAS' website, the ABSD can be waived for a singaporean and non-citizen spouse who never had any prior property.
3) Alternatively, we might be able to purchase a brand new EC. Our combined income exceed the $14K ceiling slightly. What are the chances of appealing for eligibility to buy an EC? If we succeed, will the 15% ABSD apply?
