Afternoon Es,

There are a few things that needed to be iron out:
What is your age? Which area are you looking at?

Assuming you are SC and above 35 years old, your current budget would be good for 3 room flat, in most area. You might still be eligible for HDB single grant of $15k.

On the other hand, to purchase a condo, with your combined CPF OA and Cash at hand, you will face huge challenge, even if you were to purchase new launch small unit at $500k.

Hence work within your means and better things will come your way.
