Hi, I would like to check on below: Currently I am the sole ownership of a private property and a joint owner of a hdb. If I transfer the ownership of my private property to my son's name and sell off my hdb, can i purchase a resale hdb or bto? If yes, what is the duration like? Thank you.

Hi,

Yes its possible to transfer the private property and sell off the HDB, and you can immediately purchase resale HDB no issue. However you can't purchase BTO as you need to wait out 30 months after transferring the private property before you are eligible to apply for the BTO.

Hi Sir/Mdm,

If you were to purchase a resale HDB, there will not be any restrictions for the purchase. However, if you are keen to purchase a BTO, then you will need to transfer the private property to your son first and wait out a 30 months period before you are eligible to apply for one. BTO may not be ideal because of the long waiting time of 30 months waiting period and also the long construction time.

Good morning,

Yes you can sell off your HDB and transfer the private property to your son and immediately buy a resale HDB. However, BTO is not so advisable as you will need to wait for 30 months after disposing your private property to apply for a BTO plus long waiting time now (5-7 years).

By the way, yes in your case you could purchase a resale HDB flat right away after the transfer of private property as well as selling the existing HDB flat. But if you are planning to purchase a BTO flat, then you would need to wait for 30 months after the transfer of ownership of your private property.

If you are able to dispose both the properties, you are able to purchase a resale HDB. If you are looking at BTO, you will need to wait out 30 months period before you are eligible subject to other eligibility conditions too.

Hi

In this scenario, you will be able to purchase a resale HDB. However for BTO/SBF/open booking, you need to satisfy the 30 months rule from the date of disposal of your private property (either by sales or transfer) in order to be eligible to apply for one. Should you purchase a resale HDB before selling your current HDB or transferring your private property to your son, you will need to disposed off both your private property and current HDB (both through sales or transfer) within 6 months of purchase. Hi,

1) If you are buying a resale HDB flat, then you can buy immediately after transferring the ownership of the private property to your son.
2) You may sell your current HDB flat within 6 months upon key collection of your new purchase.
3) If you intend to apply for a BTO. You will have to wait for 30 months after the ownership transfer.
4) You have up to 6 months to sell your current flat upon key collection of the BTO.
5) For the above 2 scenarios you may or may not sell your current HDB flat unless you need the funds from the sale for the purchase.

Hi,

If you have the ready funds to purchase, you can purchase another resale HDB flat BEFORE selling your current private property and HDB flat. You will only need to sell off your HDB flat, and transfer ownership of your private property latest within 6 months upon the purchase of your resale HDB flat.

You are however not eligible to apply for a brand new BTO, until you had dispose off your private property, and then wait out a 30-month period. You must also not have enjoyed more than once "subsidised housing" previously.
