I wish to enquire i wish to buy an EC .where i ll be 35 next yr.i am a joint tenancy with my mum she is no longer working.we are currently staying at 4 rm hdb,i am currently financing the morgage using my cpf.i wish to buy an EC under family nucleus scheme as my mum be only occupier.based on hdb i have check that i am a first timer while my mum is a 2nd timer.

Will i need to pay levy charge and will i be receiving the 30 k grants?

Hi;

So sorry, you mean you want to buy the new EC under Joint Tenancy or your current HDB is Joint Tenancy with your mum?If she is a second timer, then yes, will need to pay resale levy.. As your case is not so straight forward, perhaps you would like to contact me for further clarification so i can better advise you?I'm currently marketing a few ECs at the moment and are very well verse with the eligibility.. Dear sir/mdm,

If you are a first timer and you list your mum as the essential occupier (assuming both of you are Singapore Citizens), you will get to enjoy all the benefits as a first timer for your EC purchase. You will need to ensure that you have the necessary finances to secure the home loan required for the purchase.

Hi,

I assume you are referring to the New EC purchase? If your mum has received subsidy/grant for the current flat, there will be a resale levy of 20k payable since its considered her 2nd subsidized flat. You will be potentially eligible for up to 15k grant if your monthly household income is $12k and below.

As HDB has already clarified your mom is a 2nd timer, half of the reslae levy amount (20k for 4 room flat) is payable should you bought an EC. You will be able to get a maximum of $15k grant. (half the amount of the full grant). To avoid the hassle, you may consider purchasing a new development instead. Buying an EC might not be the best option for your circumstances and an investment point of view nowadays as trends has shown it will fetch much lower selling price compared to normal condominium when it reached it's MOP. With EC becoming more expensive, the benefits of purchasing an EC compared to normal condominium has narrowed. Furthermore EC comes with 5 years MOP restriction while no such restriction exists for normal condominium. Do contact me at 93375051  for a free and non obligatory discussions on this.
