What you need to do is to express your reluctance to pay any agent fees upfront when you make enquiries via propertyguru. If they expect any from tenant, they will not handle your enquiries further. Instead of guessing here if they are applicable. Nevertheless, do take note that you will need to make arrangements for doing the documentations yourself and prepare to make arrangements and attend to matters arising from the tenancy. If you are free to browse back in this portal on rental, you will certainly find some lessons to note for not engaging the services of a professional in the rental. Of course I so not mean that you will meet with such scenarios but it will be good to take note of these issues.
