Hi Eugene,

1) As long as you are buying it as your matrimonial home, you are not subject to any ABSD, only BSD will be incurred.
2) This means that you must have your marriage cert before you exercise the OTP.
3) According to IRAS, they only recognize legal marriage, it can be solemnized locally or overseas but have to be able to produce the legal document on the day of property purchase.

There will not be any ABSD payable because you will be buying as a matrimonial home and it will be your first property. BSD is still applicable.

If you do not have any property in Singapore and this will be your matrimonial home then you are not subject to any ABSD, only BSD will be incurred.

2. Do you intend to take loan for your purchase?
If yes, Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.

5% Cash = $50,000
20% Cash/CPF = $200,000

Hi Eugene,

I assume both of you do not hold any residential properties at the moment. Once both of you are legally married, you can do a joint purchase as your 1st matrimonial property, and ABSD remission will apply. Thereafter only the approx 3% BSD will apply for your joint purchase.

Assuming you both do not hold any properties, this would be considered your 1st property and ABSD remission applies. You would only need to pay the BSD. Are you familiar with the payment structure ? Do you have a network of mortgage brokers to determine your loan? Finances are key and we should focus on the quantum ascertainment.
