I own a hdb flat( ex matrimonial flat) with my mum and sis and now that I’ve been re married for a few years and my sister is living overseas, I would like to change the ownership of the hdb flat. I would like to take my mum’s and sister’s name out.
We’ve agreed that that’s the best option for my mum and sis as they don have to be tied down to this flat of mine and move on.
Can it be done and how do I go about with regards to loan and all from bank?
Really need advice as hdb has said that I need a lawyer and bank approval while the banker I talked to said it can’t be done.

By the way, you can’t change ownership just like that and it is best that you check with the branch office of your estate to clarify. Else the only option would be to sell the HDB flat.

Hi,

In your situation, this is a buying over shares, not merely taking out names.

1) You have to check with the current mortgage party; if it is an HDB loan goes back to HDB if it is a bank loan goes to the bank.
2) Ask the lawyer not the banker about the eligibility.
3) You can own the flat with your spouse as a family nucleus. For example, you can be younger than 35 yrs old and your spouse is a foreigner; you can still be eligible under the non-citizen spouse scheme. There are lots of schemes available for Singapore citizens.
4) Ask the bank only about the loan amount. They will assess your income using MSR to determine whether you are able to afford to take over your mum & sis's shares.
