Hi, I currently have a 4 room flat which i have bought with my wife 7 years ago. At the same time, I have inherited a terrace house in Geylang when my dad has passed on 5 years ago. The private property is under my name. I would like to sell off my tampines flat and get an EC, can this be allowed? As the private property has been heherited, I would like to keep it

Hi Wilson,

If you are referring to new EC from developer, unfortunately no you have to sell both the hdb and private property and wait out 30 months before you can apply. If you wish to keep the terrace house, you have to consider private condo/resale EC instead.
There are some value buys which are comparable to EC prices. Perhaps we can get in touch and I can share more?

I have simulated the scenario based on your description using this e-Service and the return results is that you are ineligible to purchase a brand new EC. The main reason is due to your ownership of the terrace house, therefore the next nearest option will be to work on a resale EC, or maybe even a private condo with affordable quantum.

Dear Wilson,

Unfortunately, you will not be eligible for a new EC as you will need to dispose of your terrace house and also wait out a 30 months period before you are eligible.

However, you can consider upgrading to a condo instead. However, as you are already the owner of a terrace house, you will be subjected to Additional Buyer Stamp Duty of 7% if you sell your HDB flat and purchase a condo.

You can only be eligible for resale EC. Should you be interested in new EC, you will have to sell away the inherited property and wait for 30 months before you are eligible for the application.
