Hope you are doing well.. Yes, the it will still be considered as your Second Property and ABSD is applicable even though its uncompleted properties.. However, there are instances whereby you can reimburse your ABSD upon TOP of your condo*. Please do contact me for further clarification as i'm unable to contact you here.. Stay safe !!

Hi,

Hope you are safe and well. Yes the new condo will be considered your 2nd property. IRAS deems exercising of S&P or OTP as a legal transfer of ownership, which means ABSD is applicable for your scenario.

Dear Sir/Mdm,

Your new condo is considered as the 2nd property. If your concern is about the Additional Buyer Stamp Duty (ABSD), you can apply for a reimbursement within 6 months from the TOP assuming that you purchase this new condo as your matrimonial home.

If you have not exercised the S&P for the new purchase, you can also choose to sell your current place before exercising to avoid paying ABSD.

Yes, in this scenario, you will be deemed to own 2 properties, and ABSD is payable for your new condo purchase.

If you had purchased the condo jointly owned with your spouse, you will be able to apply to IRAS for ABSD refund should you sell off your HDB within 6 months upon the condo's TOP.
