Hi,
I am Malaysian and currently applying for Singapore citizenship which is still in the process (6 months to 1 year from now). Currently I have property in Malaysia and still thinking should I hold or sell the property before i fully convert to Singaporean. At the moment I do not own any property in Singapore yet as off now but would like to go for a resale condo, new EC after, or newly 5 years MOP EC after my conversion to Singaporean to avoid ASBD's 5%.

My question is can I still hold my Malaysia property if I go for a resale condo, brand new EC or just 5 years MOP EC?

Hi

If you are not buying any public housing ie HDB, you may hold your Malaysia property.

Good evening,

you are able to purchase resale or new condo and resale EC when you convert to SC. You need to dispose off your Malaysian property and observe 30 months waiting period before you are eligible to apply for new EC provided eligibility conditions have been met.

1) The benefit of an SC against an SPR on property purchase are:
(a) Able to apply for HLE (HDB loan)
(b) Able to apply for HDB grants
(c) Able to apply for BTO/new EC
(d) No ABSD for 1st property

2) Only 1(c) & 1(d) will affect your objective of purchase.
3) In order to be eligible for 1(c), you are not allowed to own any private residential property (local/overseas) within 30 months.
Thus you will have to wait for another 1.5 yrs assume you took 1 yr to get your citizenship before being eligible to apply for it.

4) If you only intend to purchase a resale condo, new condo, or newly 5 yrs MOP EC. You may keep your overseas private residential property as that will not affect your property count.
The ABSD is counted according to the number of properties owned in Singapore only.

As for your question
1) buying a resale condo now: theres no requirement to sell your m'sia property when you buy a resale condo, however, At this current moment, as an SPR, you will have 5% ABSD. However after you become a singaporean, you will not be charged the ABSD.

2) If you want to buy a new EC after selling off your resale condo, at the point of buying a new EC, you need to have disposed of BOTH your m'sia property AND SG condo. However this means you will definitely face a timeline mismatch where you will have 1.5 years with no house to stay., as you can only book a new EC after 30 months from selling your resale condo, plus new EC takes time to build. Therefore buying a 5 year MOP EC might be a better choice for you.

however I do know a way to ensure you always own a place, and does not need to waste money on rental, if you prefer to buy a brand new EC after selling your resale condo.
