You may want to consider buy commercial property with existing tenancy in place. This usually comes with 2+2yr lease term or may even be 3+3yr.
Spend time to search and buy into property with blue chip tenant. They will be timely paymaster too. There is a whole world of difference between a tenant from commercial to residential property.
You may have made a wise choice in considering the benefits in commercial property investment. It is fun and not a chore.
