Hi, I am currently financing my Hdb loan together with my husband. If say moving forward, my husband finance the loan 100%, can we buy another property under my name without having to pay 40%down payment since I no longer have any mortgage loan? thanks

Hi,

Assume the HDB loan is paid down fully, and you fulfil MOP of 5 years, you can purchase a 2nd property. You need to be an SC to keep both HDB and condo.

The property loan for 2nd property is 80% max bank loan since you have no outstanding loan anymore, but however 7% ABSD applies, and there are also CPF restrictions on how much OA you can use for 2nd property.

Great hearing from you!

You will be eligible to purchase a private property as long as you fulfill the applicable minimum occupation period.

First, I will advise you to check with HDB whether can your husband solely finance the mortgage by himself.

Secondly, you can hold on to your HDB and purchase a private property provided your household has at least 1 Singapore Citizen.

Do take note that you will be subject to additional buyer's stamp duty based on your residency status. SC: 7% while SPR: 10%.

Let's say if you doesn't have any outstanding loan, your downpayment will be 20% not 40% if you can obtain a 80% bank loan.

Evening Geri,

Based on your statement, the current mortgage have being approved under both names. Unless the mortgage have being cleared, it would be likely that your upcoming mortgage will be at max of 50%.
