Hi, I am a Singaporean married to a foreigner who does not work in Singapore. We are looking in to buying a condo in Singapore but I cant seem to find much information on the tax implication of this. And other information that maybe I should know. Would appreciate some advice.

Dear sir/madam,

How can I send you the document indicating the information you require as a SC-FR purchase pertaining to ABSD applicable. Basically if this is going to be your first matrimonial home in Singapore (do not own any other residential property in Singapore), you will be eligible to apply for a refund of the ABSD applicable.

Hi,

If its your first matrimonial property purchased for own stay, you will be eligible for ABSD remission as long as the property is purchased on the joint names. More details @

https://www.iras.gov.sg/irashome/Other-Taxes/Stamp-Duty-for-Property/Claiming-Refunds-Remissions-Reliefs/Remissions/Remission-of-ABSD-for-A-Married-Couple/

Buyer's Stamp Duty still applies. If you are taking home loan based on his income in foreign jurisdiction, the home loan may not be eligible for max 75% as well.

Dear Sir/Mdm,

As you are married to foreigner, the condo if you purchase, will be considered as the matrimonial property and therefore there will not be any Additional Buyer Stamp Duty (ABSD) that is applicable. However, normal buyer stamp duty will still apply.

You may also want to do some financial planning before proceeding as your partner is not working in Singapore and therefore it will be recommended to find out how much loan you are both eligible for before proceeding.

Hi hi,

The good news is, with your Singaporean status, you are not subjected to any Additional Buyers Stamp Duty when you purchase condo with your hubby. So that puts you in an edge over many others. Of course the normal stamp duties still applies.

The next thing to take note will be the loan if you are intending to get a loan for the purchase. As your hubby is a foreigner, there will be some slight differences in how the bank assess the income for the loan. So once that is settled, then we are all ready to make our purchase. :)

Of course when it comes to making such a big purchase, the most important thing will be a detailed financial calculation. This will help us to know what is a comfortable budget that we can buy up to. I always advocate to all my buyers that, the best house that you can buy, is a house that does not give you stress. And you need to be able to enjoy every moment when you are staying inside the house. What I can suggest is that we can meet up for a chat on this and I can help you with a financial calculation. There are no obligations to the meet up and we can just take it as a chat. I will do my best to answer any queries that you may have and after that I will send you the calculations for you to keep. Then that will help you in your discussion with your hubby too.

I work very closely with my partner who is also my wife so maybe just to share a little about us. We have been in this business for more than a decade and we have served many clients over time. If this condo that you're planning to purchase is to your first matrimonial home, I'm pleased to inform you that you will not incur any ABSD for this purchase, even though your spouse is a foreigner.

Do take note that to avoid paying ABSD, this condo is to be either owned by you, or jointly owned by the both of you. If you are not to be the owner for the condo, then your spouse will be liable for ABSD if he is not a Citizen of one of these countries (Switzerland, Norway, USA, Iceland, Liechtenstein).
