Hi, I am a Singapore Citizen and my spouse is a foreigner who holding a more than 6 months SPass working in Singapore.

i) May I know what are the eligible scheme for purchasing a HDB flat?

ii) If eligible, after my CPF Housing grant and housing loan, roughly how much should I pay for the up front and subsequent monthly installment? Just an estimate only.

Good morning Vincent,

You can purchase HDB resale unit under non-citizen spouse scheme, provided your income does not exceed S$6k. Maximum housing grant available would be S$25k. As for how much is required for down payment, we would need to know how much CPF OA you have, how much loan you are eligible for and the loan period.

Hi,

I see your concerns, below are the straight answer to your questions:
(i) You may purchase both resale or BTO HDB under Non-citizen spouse scheme.
(ii) If you are using HDB loan, the available grants are such: Proximity ($20k) + NCS ($25K) for 4-room & below.
If you are eligible for the above grants, you may purchase a flat up to $450k. And need not fork out any cash.
But beware that seller will properly grant an OTP with option fees of up to $1k + exercise fee of $5k.
Estimated loan amount: $405,000
Repayment period: 25 years
Interest rate of loan: 2.6%
Esitmated monthly instalment = $1,838
