Morning SIM,

It's all have to depends on the location first, floor level, condition, facing of the unit and other factors.

Some units had been sold at valuation or even below valuation but they are rare. Most of the time they are in super original condition.

Like I mentioned to some potential HDB buyers like you before, one cant have both worlds at the same time. If you want to have a move in condition unit, you must be willing to pay the COV if not you just have to deal with an original condition unit.

Afternoon Sim,

That would depends on your preferred location and your ethnic group. There are unit at Bishan going at $5k COV and Woodlands at $15k COV. Instead of telling you what are the current COV around Singapore, why not tell us your budget and situation? This would allow us to work better towards a better fit and hunting all over the island.
