Hi, I am a 2 bedder EC owner in Punggol. Thinking of downgrading back to a 4 room or 5 room HDB in Punggol but the HDB resale price are rocket high. Is this the right time or should I wait for another 1-2 years for the HDB resale market to drop? I am no hurry to sell currently.

Good afternoon,

If you are looking to wait it out, there has to be factors that will make the price dip happen. Barring an global economic collapse and high unemployment rates, my opinion is it is unlikely we will see major price drops in for HDBs in punggol. It is still a developing estate with various amenities in the pipeline (one punggol, cross island MRT, punggol coast MRT, digital district and SIT university), and BTO prices here have been edging higher. The new BTOs once reached MOP are also likely to set higher prices in the next few years, especially those sea-facing units. These are factors that will prop up prices here and outweigh any potential drop factors. If you are referring to Punggol HDBs near the MRT area, it is all the more unlikely the prices will drop much.

Resale EC prices have reached an all time high currently and I think the pace of price growth of HDBs will be faster than 2 bedroom private properties in Punggol as this estate's biggest demand is generally from families with kids and they will need space and at least 3 rooms. It is a good time to exit with the supply-demand dynamics still in sellers favour, and interest rates still relatively manageable.

The market for resale condo, resale EC as well as resale HDB are closely knitted, therefore any price movement upwards or downwards are generally in tandem with one another. In this case, since you are selling and purchasing together, it will be a case of sell high and buy high or sell low and buy low. The real estate market in Singapore is pretty transparent that most consumers have access to the transacted prices, thus it will take a significant effort to look at selling high and buying low. Perhaps you should consider what are the additional factors like children, parents, school and work arrangements to decide what could be the best move.

I'm not sure why are you so certain that the resale market will drop in 1-2 years time? And if it indeed drop like you predicted, won't your EC prices drop too?

It is highly unlikely that your EC prices appreciate while the HDB flat prices falls.

In my opinion, rather than looking at "Price", focus on your "Needs" instead. Ask yourself what are the reasons for the shift? And does it make sense for you to shift now, or 2 year later?
