Hi,

May I know if the MOP of 5 years have been fulfilled? It depends on the sale price of the 5-room, and the purchase price of the next resale flat as well. If the sale price is much higher than the purchase price, chances are the sale cash proceeds will be a good amount. To calculate exactly, would need more info of the rough location of the property to estimate the sale price, the outstanding home loan, the CPF utilized + accrued interest of all owners, and the next flat likely purchase price.

For your 5 room BTO flat, it will definitely be a profitable sale. As for after the sale of this BTO and purchase of a 4 room resale, how much cash can you get back, it depends on factors such as:

1. Amount of loan you are eligible for the next flat
2. Amount of CPF in your Ordinary Account
3. Sale Profits from the sale

It is advisable to do up a financial plan first so that you can have a better idea of your situation before we proceed with the downgrade. I have assisted a lot of my clients who are in the same situation to downgrade smoothly and seamlessly with minimal cash outlay and avoid the need for a temporary place to stay during the transition as well as some time for renovation.

Usually buying a BTO, you definitely will profit. You most likely will still profit if you downgrade to a 4RM flat in the same HDB estate.

But if you are thinking of buying a resale 4RM in a prime area, this could be a different story.

- CPF , If you used CPF to purchase your current place, when selling you need to return the CPF used plus accrued interest
- Outstanding Loan (if any)

3) Cash proceed will be selling price minus outstanding loan minus CPF return

4) Selling price will be depend on level, facing, condition of unit, etc

1) The profit or cash from such downgrading varies from case to case.
2) If you are downgrading in the same area and their lease is about the same, the amount might not be substantial, the selling price properly around $100k difference.
3) If you are downgrading from a central area to an outer-urban and the lease has a 10 yrs difference, the selling price might be $200k difference.
4) Regarding the amount of cash received from such exercise would depend on your CPF utilized in your existing flat.
