Hi Gurus,
We need some advice.
We bought our resale EC in 2012 for $890K, a 3-bedder, 1206sqft, and we have about $570K outstanding loan. Price since we bought it, has not really change that much, so we thought that we should sell and move. We are thinking of moving to a resale EC, 4-bedder of the same size, but with better potential than this current one. Should we?

I assume you have done your fair bit of research in order to understand the pricing for your current resale EC. The key now is to identify which resale EC has better potential than your current one, or is resale EC the right option? Have you also sort of shortlisted some resale EC projects to zoom into for your options ahead?

Based on your described situation, may I ask on what basis do you determine the 4BR resale EC that you're planning to purchase has a better potential than the current EC that you're staying in?

Have you looked into the reasons why the 3BR resale EC that you bought in 2012 has not really appreciate in price? Should you make the move to another resale EC today, would the same thing happen again in future when you wish to sell?

In my opinion, before any purchase, one should always do a deeper research and have properly planned entry and exit strategies in place before jumping the gun. A poorly planned purchase would set you back many years, just like what happened in 2012 when you decided to purchase your current property. Question is, can you afford to waste another 8 years by making a wrong decision today?

Hi,

I find that some colleagues had already provide good advices. I'm just to chip in some of my opinion.

It is not often we make property purchase throughout our life, especially lots of us starts our purchase with public housing where a Minimum Occupation Period (5 years), or even private property with Seller Stamp Duty (3 years) to reduce speculation of property.
Human nature is also reluctant to changes, thus constant shifting also not common to us as well. Having said all that is to emphasize 1 point; we might make property around 3 times in our whole life time.

So it is important to make every counts.

Your last sentence on "better potential" seems telling me you are keen to get capital gain than just having a roof over head.

1) So you have to run through a property finance analysis so as to understand where you stand at current market.
2) What are your option now
3) How you could achieve both living and investment with your current situation
4) Is selling and buying the only option

If the price has not moved since 2012, you may have bought into a product which has got limited upside potential and therefore it will be good if you sell off the current unit and purchase into a unit which has got good upside potential in the future. Buying a condo is a good investment and a kind of forced savings. In the long run, you should expect your home to appreciate in value.

It is a good idea to get a 4 bedroom since the supply of 4 bedrooms in the market is lower and therefore are more likely to command a premium price. From the info in the enquiry, I believe the main motivation is to capitalize on any potential appreciation of the property so to build the wealth. In this case, perhaps the right question to ask should be whether the location and any growth story in this area, and also attributes of the condo development and competition of supply, can help with any potential upside in the future for you to exit at a higher price. Generally speaking resale EC locations are mainly in the outer areas hence it would be appreciated if you could share more about the project details before I can make more useful recommendations.
