Hi, Gurus, Im planning to invest in private properties, but feeling confused. Is the maintenance & conservancy costs bore by tenant or landlord? 1 agent even told me should the tenant pay the maintenance & conservancy costs over a period of time, the tenant can claim certain percentage ownership of my property behind my back. This is tricky, is this true? Could someone advice? Thanks Alot !

Hi Simon,

Typically, maintenace and conservancy costs are borned by the landlord, however, this is not compulsory. The only concern otherwise will be you will be unlikely to fetch a decent market rental or tenants will shun from your unit since they are to undertake the mentioned costs.

The way to address your concern is to build in the conservancy and maintenance costs into the rental.
