Hi gurus. I have a few questions that need your advise.

I have a HDB flat currently, which I had decoupled a few years ago, with the owner being my wife. I want to rent it out while buying a brand new EC. Is this allowed?

The new household income limit for EC is $16K. Can I still buy an EC if my household income exceeds that, without one of us resigning from our jobs?

For a new EC, is there any benefit if I engage my agent whom I had been using for many years, versus a developer agent? Simply put, will a developer agent be always able to give a better price or benefits than a non-developer agent?

you can rent out even you buy brand new EC. i don't think any difference from developer agent and your agent. you can ask him along.

need to submit appeal for more than $16k income.

Hi,

To purchase a brand new EC, both you and your spouse has to be included in the purchase which means the current hdb needs to be sold when you collect the keys to the new EC. Its part of HDB regulation. I believe your plan is to have 2 properties? One for stay and one for rent out. If so, new EC perhaps may not be the most ideal option.

For pricing, its all set by Developer and typically there is not much difference in terms of going to either. Personally feel more important is to work with one agent who can value add to your asset progression journey and be committed and value add to your property plans.

Hi Sir,

Firstly, should you wish to purchase a brand new EC from the developer, your monthly household income should not exceed $16k. You could try to appeal if your income is only slightly over.

Secondly, should you proceed to purchase the EC either with your wife as a co-owner or an occupier, she will be required to sell off her HDB flat latest within 6 months upon the TOP of the EC.

Lastly, you will be liable for a resale levy if your wife's HDB flat was bought previously with CPF housing grant, or is a BTO direct from HDB.

If your objective is to own 2 properties, 1 for own stay while the other to rent out, then I think the EC option is out for you.

HI,

Based on the information you provided, the HDB is under your wife name which mean she have 1 property and you don't have any property as of now.

Let's us go step by step on this.

Buying a new EC:
You will need to qualify for the EC under one of these eligibility schemes:
1) Public Scheme
2) Fiancé/Fiancée Scheme
3) Orphans Scheme
4) Joint Singles Scheme
For your case, you and your wife can apply under Public Scheme. This bring us to the next issue - you must not own any property during the application which mean your wife does not qualified on this.

The income ceiling is $16k and any deviation from this will require HDB approval thus you might want to check with them on this.

I believe we must first think what is your main objective? Is it for investment? Then perhaps you can look at other options.

There no difference between developer Agent or your own agent. It about whether the agent is good for you. If you have been using the same agent for many years, I believe there must be a reason to it thus you can perhaps discuss with him on this.

Dear Sir,

FOr a brand new EC, you will need to sell off your current HDB as both you and your wife names will need to be included as part of the family nucleus. For the income ceiling, you can appeal for a wavier if it slightly exceeds the 16k cap, but do note that if you have enjoyed the CPF housing grant previously, you will be liable for a resale levy.

A new EC may not be the best option as the price of EC nowadays are no longer significantly lower than private condos due to the high land prices. Some private condo are slightly higher priced but in much better locations.

The price for new development is set by the developer and therefore it is the same. You may choose to go thru your friend or with the appointed agents depending on who you are more comfortable with.

Hi;

If your income ceiling exceeds the cap $16k, you will need to submit an appeal with supporting reasons. You will need apply with your spouse in order to form a family nucleus in order to apply for a new EC. If you go to the developer's appointed agency, he / she will be more well verse about the project and are able to suggest the better unit for you and keep you posted if there is any first-hand info ie discounts / drop-out units from the developer.
