Hi Gurus, I am looking to upgrade my current HDB to an EC without resales levy if possible. With the current limited choices, I am caught in a dilemma, whether to go for a typical balcony unit, or a PES unit. What are the pros and cons of a PES unit? Is there any strong demand in the resales market for PES and will this demand affects the resale value of a PES compared to a typical balcony unit? Thanks!

Hi Steve,

PES or ground floor unit caters to a very niche pool of buyers. On one hand, buyer groups come from such as (those with pets/ families who like to host big gatherings and appreciate the outdoor dining area/families who find such units similar to landed style living/ immediate access to facilities such as pool). On the other, there are those who are not comfortable with the lack of privacy, lack of views and also higher absolute price quantum (as Private Enclosed Space is typically bigger than the balcony units)

Hence, you are looking at a very specific pool of buyers. Whether it affects resale demand is a bit subjective. Which project are you considering? Perhaps I can try to think from your perspective and give you my 2 cents point of view. Thanks and hope to value-add to your EC plans further.

Hi Steve,

It is unlikely that the value of property will be affected by the PES or balcony. If you ask me, apart from what Ivan has indicated about lacking privacy for PES unit or insects, there are only that limited number of PES units available in any projects for this niche group of buyers, therefore there will be good chance for you to command a premium from the next prospective purchaser of your place, whereas the supply of conventional units with balcony will be higher and therefore lead to price erosion.

You need to act fast, if you dun wanna to pay resale levy for upcoming EC. PES and typical balcony basically depend on individual.

New EC not subjected to resale levy, will be the project already TOP this year or next year. Balance EC units, Immediate move in direct by Developer - No resale levy and dual key restriction.
