Hi Gurus,
I am currently staying in an EA flat in Punggol with less than 200k outstanding loan. Flat was bought in 2008 at less than 400k in the open market. I have 100k saving and 70k in cpf ordinary account. With the recent launches of ECs, being thinking of purchasing one for own stay. Price at about 750k.Please advise can i buy at this time?If yes,should i pay the 20% downpayment(DPS) and wait for TOP then sell my EA flat in 2014 or sell now and look for a flat to rent so as to cash out during this high COV period?

Hi Kenneth,

No one knows for sure whether the COV is going to hold or head southwards in time to come. You'll need to consider if it makes any difference if you sell now (provided if you have met the minimum occupation period) at high COV and making use of the cash to rent a unit for stay or sell later at a possible lower COV. In my own personal opinion, I'd suggest that you keep your EA unit for own stay to save the hassle of renting and adhering to landlord's terms and conditions. In addition, development in Punggol are in the pipeline therefore what are the chances of unit prices falling as the town gets more developed?

Hi Kenneth;

If you purchase your EA from open market(without using CPF grant),your Min Occupation Period(MOP) will be 3 yrs.Once you fulfull this MOP,you can purchase new EC from developer.

If you were to sell your EA now,you will have to consider your rental for the next 3yrs as the EC most likely will TOP in 2014.Is the high COV now enough to cover for your rental for the next 3years?Alternatively,you may like to go for DPS when purchasing the EC and sell your current place after you collect the keys to your new home.just my humble opinion..Please feel free to contact me if you have any other queries..I am from the marketing agency for developer for new ECs in Punggol/Pasir Ris/Tampines..Thanks

Hi Kenneth,

If your EA was bought in the open market without any CPF grant, good news to you as you are eligible to purchase a new launch EC and are consider as 1st timer which give you the priority.

As to whether sell off your EA and rent a place till the EC TOP, you need to do your maths carefully to see which benefit you.

Out of the 7 new EC launches since last year, ERA is the marketing agency for 5 of them, and also for the upcoming EC launches.
