Hi experts, my spouse and I are SC with 2 kids currently have been living in our bto flat for 6 years and now planning to get a resale 4 rooms or 5 rooms unit near our parents place which less then 4km hence would like to know roughly how much cash should we prepare. Planning to get HDB loan also and any grants that we are eligible for. Plus should we sell first and buy or buy then sell?

Hi,

I think I may have answered your enquiry in another post. To continue, the grants you will be eligible for is the Proximity Housing Grant of $20k. Whether to sell first then buy or the other way round depends on the circumstances. I have worked on similar cases for many times and would be happy to draft up a timeline for smooth transition.

Hi,

You can qualify for the Proximity Housing Grant of $20k if you purchase a flat within 4km to your parents place of residence.

The amount of Cash outlay will depend on various factors, i.e the loan amount that you qualify for, amount you have for downpayment etc.

Whether to sell first then buy, or to buy first and then sell later within 6 months of the purchase, will depend on your finances. If you have the funds for the purchase, then you could consider to purchase first.

Do take note that if you're taking a second HDB loan, you will need to set aside half of the cash sales proceeds from the sale of your current flat, to pay for the new resale flat that you're buying.

I have assist numerous clients in transition from BTO MOP flats to other resale units and came across similar question like yours. For second timer. you are still eligible for PHG grant of $20k. (within 4km from your parents). Normally for a second timer, a bank loan is advantegeous depending on the situation. I will elaborate more on this if we get a chance to meet up. As to whether to sell first or buy first, most will choose to sell their house first to avoid cashflow issues. However if your financial situation is strong, you can choose to purchase a house first.
