Hi everyone I will be selling my hdb but after selling there will b a negative sale of 50k
My cpf total is abt 280k with the interest for this property
My wife is abt 140k with the interest
I have 4200 in cpf
My wife has 1000 in cpf
Cash abt 50k
R we able to buy 2 under each of us or buy one first then later decoupling and buy the second one or hw need advise ?

Hi Sir,

From what you have shared, if your sale is a negative sale which means there are no cash proceeds and you are comfortable to take out $50K cash for the next purchase, it will very stretched to buy 1 property each which means a total of 2 properties. Buying just one property first could be the way to go but we can aim to do it in a way that we do not need to decouple when we buy the second property. As this will incur additional costs for you as well.

Actually in order for us to advise you more thoroughly, we will need more information from you. May I suggest that you can contact me so that i can get more information from you and your wife and I can do a financial calculation for you. We can do a calculation for both of you buying one property first and see how the numbers will be like and we will do another one which is each of you buying 1 property and how will the numbers be like. After we come out with the calculations, we can have a virtual online meeting and we can share and explain the calculations with you and after that we will send the calculations for you to keep. No worries about this as there are no obligations at all. Financial calculations are very important when we are doing property transactions as we really cannot afford to go wrong.

May I know how do you derive the figure that you will incur a 50k negative sale of your current flat?

From the figures that you have shared, buying 2 properties will be too stretched for you financially in my opinion. You should purchase one first and take some time to save up before buying the 2nd one. Structure the purchase such that one fo you will be able to decouple once you have save up sufficient funds to proceed with the 2nd property purchase.

For your situation, it will be good to sit down and list down your objectives, plan out your finances before embarking on the next step. Yes you can purchase 1 private property first and do it in a way where you did not need to come out with more stamp duty if you decide to decouple later.
