Hi, due to logistics we have committed to purchase a 23yo resale hdb slightly above valuation.
We are able to fork out the COV monies in cash but are confused when it comes to finding the following balance to avoid negative sales in 5-10yrs time.

1) the right CPF : Bank loan ratio for down-payment considering our cash flow available and current commitments.

2) the right CPF : CASH ratio for and financing the remainder of the property bank loan to avoid negative sales in 5-10 yrs time.

Dear Sir/Mdm,

The depreciation of HDB will usually increase exponentially after the 40 years mark and therefore it is advisable to sell it before it turns 40 as the pool of potential buyers will likely to be smaller. Flats in matured estate or located near amenities or good schools also hold their value better.

To avoid negative sale, you may wish to minimise your usage of CPF refunds since the bank interest rates are very low now. Many of the home owners suffered from negative sale because they have utilised a significant amount of CPF and the accrual interests (2.5%) compounded over many years ie 20 to 3o years resulted in a huge amount.

In your case, if your timeline is 5 to 10 years, the compounding effects will not be that significant but you may consider taking the full loan and leave your CPF in the OA to earn more interests.

To determine the possibility of a negative sale in the future when you sell, you will first have to understand what constitute to a negative sale.

The amount of CPF that is used is one of the crucial factor contributing to a negative sale. Should you not use any CPF for the purchase, the chances of a negative sale is greatly reduced. However, the dwindling lease of a 23-year old flat would also be of great concern, especially if you pay a high COV today. In general, you will need this flat to appreciate in value after 5-10 years in order to avoid a situation of negative sale.
