Hi,

If you are SC and have met the MOP of 5 years, yes you can purchase condo on your own name and keep both HDB and condo. Do note ABSD of 7% applies and there will be restrictions on CPF usage amount for 2nd property. Your max loan is still 80% as you have no outstanding mortgage.

Afternoon,

If you are SC, you will be eligible to purchase your second property without the need to sell away your HDB unit. You will be required to pay ABSD of 7% in cash. Maximum loan will be 80%, where 5% must be paid in cash. You are only eligible to utilize the balance of CPF OA fund after you have set aside the required minimum sum.

Congrats on paying off your HDB! This is a good time to start looking for an investment property as prices have come down from the peak!

However, I would recommend you to do some financial planning before you invest so that you do not over leverage. Additional Buyer Stamp Duty of 7% is also applicable in your case as it will be your 2nd property.
