On top of the differences my fellow salesperson has mentioned, like it or not, there is also possibility that agents put up ads with lower rent in anticipation that direct tenants will call them instead of the genuine listing agents, such that they can bring the tenants to see other genuine units available. Just need to put yourself in a landlord position, if the discrepancy in rental is so huge, why would they want to be such a disadvantage in getting lower rental since the purchase price they have paid for the unit could not be so much different.
