Hello! Would like to find out more on extension of stay. Seller requested extension of stay but did not submit to HDB. Extension of stay was agreed right in the beginning. Question: what is the cons if seller didn’t submit the extension of stay? Is there anything the buyer has to take note? Thanks!

Hi,

1) This extension of stay is a special arrangement that HDB had implemented to facilitate the buying and selling process.
2) HDB rule is the owner of HDB not allowed to rent out the whole unit to anyone within 5 years MOP. Thus it is considered illegal for the buyer to rent it out to the seller after completion of sales without declaration to HDB.
3) There is a difference in property tax to the buyer during this extension of stay, as the buyer is not occupying this unit. 10% property tax is applicable instead of 0.4%.
4) Therefore it is the responsibility of the buyer to submit this extension of stay instead of the seller. There shall be an administrative fee of $20 for this application.
5) Seller has to provide proof of their next purchase to supplement this application.
6) The rest are a private arrangements between seller and buyer, as SP services, town council fees are incurred during this period.
