Hello, my wife and I are interested to purchase a 2nd private property for own occupation. Our current property is fully paid up and is in the name of my wife. I would like to find out how we can maximize our borrowings to finance this 2nd property in view of the loan restrictions imposed. My annual income is about $100,000p.a We are looking at resale units, 3 bedrooms at >1,200sqft in the East. Thanks.

Afternoon, Since you do not have property under your name, it's definitely wiser to do so, which will save you some amount of money. If you are SC, you will not be liable for ABSD. But if you are PR, you will need to prepare extra cash of 5%. You will also not be required to set aside the CPF minimum sum for the purchase. As for your loan eligibility, it will also depends on your credit record and age, hence it would be good for me to have my banker to work the sums out with you. Hi, Assessing your loan ability will require much private info which you did not disclose, eg Age, Cash, CPF amounts.... Good afternoon, Why not let my banker advise you on your in principle approval so you can gauge how much can you obtain from bank (80%). Do take note that the loan amount will be restricted to max loan tenure 30 years or retirement age 65 years old and total debt servicing ratio (60% debt of your income). Dear prospective buyers,

While doing your IPA for bank loans, do also consider the probablity that you are purchasing the property together as one of the option.

While these are ongoing, you may perhaps wish to shortlist the projects which you are interested in and check out on the latest listing prices on top of recent transactions. Thereafter, you will probably be able to see if borrowing as a sole owner is sufficient for you to make the purchase within your shortlisted projects. Otherwise, you may consider purchasing under 2 names, which my fellow professionals have indicated that a good banker will be able to advise you in terms of the loan packaging. I have heard of clients who are concern about the ABSD issue coming out satisfied with solutions packages by the banker. Let me know if you require someone to talk to.
