Hello, if I’m unemployed and my partner is employed, how do I produce payslip evidence when I don’t have an income? I submitted my cpf details and HDB portal got back to me requesting for my payslips on the months I am unemployed.

Hi, you will need to inform HDB that you are unemployed on those months, however this will result in your income not being taken into consideration for HDB loan and you will end up with a lower loan amount as the loan amount is based on the average of your past 12 months of income.

You can call in HDB to update them on this and they should be able to make adjustments on their end to take into considerations on the months you are unemployed.

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Hi,

1) The reason the HDB is asking for the last payslip is to determine 2 things:
(a) Your household did not exceed the income ceiling specified by the HDB.
(b) Your last few months of income are taken into consideration in getting a higher mortgage loan.

2) You may request your last payslip from your company HR if you can't find it.
3) The HDB might reject your HFE application without providing the document they need for verification.

Please give me a thumbs-up if the answer provided is relevant to your main concern. Thanks!!!

Hope the above answers your main concerns, but if there are more queries, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

HDB Response and Your Options:

HDB likely requested payslips to assess your household income for eligibility purposes. Here's how to address it:

Explain Your Situation: Respond to HDB, politely explaining your unemployment and that your partner's income will be the primary source for the loan.

Partner's Employment Proof: Provide your partner's latest 12 months' payslips or equivalent income documents (e.g., Notice of Assessment from IRAS) as proof of income for the loan application.

CPF Contribution History: HDB might consider your CPF contribution history as an indicator of past employment and potential future income. Ensure you've submitted your CPF contribution details.

Additional Tips:

Highlight Stable Income: If you have any recent income sources (e.g., freelance work, passive income), provide documentation to strengthen your application.
Transparent Communication: Maintain open communication with HDB throughout the process.
Important Note:

Even with your partner's income, the loan amount you qualify for might be lower compared to a situation with two employed applicants.
