The norm is agent commission is payable upon successful transaction (hdb completion appointment). Appointing an exclusive agent who is professional and committed will value add to your plans as you have price control, someone who will protect your interests and experienced enough to coordinate the financial planning and timeline for a smooth transition.

Commsion of agent are firstly negotiable, depending on the services and marketing plans engaged. Commission can be between the range of 2% up to 5% in the current market. The commssion is only payable upon completion of the transaction, therefore most of the time the commssion will be deducted from the nett proceeds payable to seller at the end of the transaction.

There are 2 form of engaging an agent:
1. Exclusive - Only 1 agent is engage to sell the property for a limited period of time, around 3 months. Within this period of time, you cannot engage another agent to market your unit.

2. Non-exclusive: you may engage as many non-exclusive agent at any given time, provided you have not engage the service of an exlcusive agent.

Generally, a 2% commission is payable for the sale of the HDB flat.

It would be good to engage an experienced agent as the advisory will be invaluable.

The commission is payable upon successful transaction.

Exclusive agency appointment will elicit stronger commitment from the agent. You do want the agent to commit to you, wouldn't you?

Hi,

Your property worth a lot of money, at least a few hundreds of thousand.
It is advisable to engage an agent to assist in your transaction to ensure it is smooth and not getting rip off by the buyer/agent.

Following are answer to your queries:
(1) When to pay: You only need to pay upon completion of the whole transaction, meaning collection of the final cheque from the HDB.

(2) Commission fees: Current market still generally stay at 2% + GST. However, lately there are more & more of cases where seller is paying 3% and above due to the poor market response on HDB resale.

(3) Exclusive vs non-exclusive appointment: Exclusive appointment will ensure the agent engaged is fully dedicated and motivate him/her to try out all marketing campaign to reach a right buyer within the appointed period.

Look through and analyze the advices provided on the following:
(a) market condition
(b) selling price (how it is deduced), is it a fair statement etc.
(c) Marketing plan

Good morning Sir/ Mdm,

Before we meet up to discuss/ explore your option in regards to your needs/ wants, do let me go through some terms you brought up.

An appointment could be based on exclusive or non exclusive.

Exclusive means a sole agent will be appointment to assist you and handle your sale. I will be able to arrange viewings at allocated time and control your pricing.

Non exclusive will be appointing at least 2 agents to market your place for sale. You will have more than 1 point of contact and theres a chance buyers will be duplicated. Each agent will be marketing the unit as low as possible to get attention from buyer without protecting your interest.

As for commission, it's usually at least 2% of sale purchase plus 7% GST. Even though you will be invoiced earlier but it will be payable on the completion date.

I will advise you what price should we be looking at, review the financial plan with you to gauge whats the potential sales proceeds you can get, brief you through the whole sale procedure.

I will assist you in marketing your unit from qualifying buyers and arranging for viewings, negotiations, closing, paperwork etc.
