Hello. A week ago I moved into a unit in condo. However right from the day one none of the Air conditioners were working satisfactorily. Aircon in masterbedroom could hardly blow cool air. Now I want to know who is responsible to bear expenses for repair or even replacement of aircon units if needed, tenant or landlord?

Hi, before you even moved into this unit, did the landlord agent showed you any proof of the last servicing of aircon?

Hi
Whether the agent / Landlord showed you proof of servicing or not, check your TA,,, you should have 30 days defect free clause...

any items not working .. landlord has to take care of it.

There is no right or wrong answer as a tenancy agreement signed is a private treaty between the landlord and the tenant, therefore you will need to examine the terms and conditions stated in the tenancy agreement to determine your rights and responsibilities. Whatever answers any of us has given to you here can only based on the usual practise we have experienced before and not necessary right.

This is why having engaged the services of a professional salesperson in this instance is important to protect your interest. We do know of some landlords who skipped certain processes before handing over and vice versa.
