Dear Kelvin,

We have met countless different categories of clients and have came to understand that not all clients are willing to sell their properties for profit or upgrade, as the emotional attachment towards the existing home can be far more significant than the profit that maybe generated from the sale or upgrade. Yes though I would say such cases are rare as the ABSD amount can be quite costly. The groups who did feel they can recover their ABSD eventually through the hdb rentals.

Yes, I do come across buyers who insist to keep their HDB flat and pay ABSD for their next purchase.

However, I do encourage my clients to sell their HDB as it will provide them with enormous savings which would be useful in time to come.

There are definitely a lot of people who purchase a condo and still keep the HDB. It could be for sentimental reason or purely just economy reason where they will rent out one of the property to have a passive income.

Most important is what your future plan and what you looking for before I can advise what is best for you.

ABSD can be costly but that shouldn't be the reason to deter you from purchasing another property.

Answer is 'Yes'. I have come across not many, but a few had 3 properties where they paid ABSD for the 2nd & 3rd properties. Pay ABSD for 2nd are more common.

Reasons are as below:
1) Buy 2nd &/or 3rd properties as a form of investment; capital gain and rental yield
2) Feels more comfortable to stay in HDB area
3) Their children are still schooling nearby
4) Their parents are living nearby
5) Have very good neighbours
6) Amenities; eateries nearby are good, wet-market, hawker etc
7) Convenient to public transport
8) Working location is nearby & more....

The above are mainly for your reference. You have to ask yourself whether it is worth to pay the ABSD with respect to yuor main reason of keeping the HDB.
It is more important to answer to yourself than see what others are doing.

For your question, yes we have clients who actually kept their HDB and paid ABSD for their private property but not a lot of our clients will do that. It really depends on the reason why the clients want to keep the HDB. In the real estate sense of things, our advice is not to pay ABSD for the private property as the amount can really be quite a lot to pay.

What I would suggest is maybe we can have a chat about this together with your wife? And I can explain to both of you together on the reasons why we do not recommend to do pay the ABSD. Maybe if we manage to present it in another angle, she may be convinced. Of course at the same time, we can also hear her out on what is her concerns that she do not want to sell the HDB. Definitely there are some reasons that cannot be convinced with other reasons. If that is the case, then the next logical step will be to calculate the ABSD and see whether is it worth it to pay for the project that you are interested in. Seriously not all houses are worth paying the ABSD. And worse still some is not even worth buying.

No worries on the discussion as there are no obligations at all. We can really just take it as a chat. We can also chat over WhatsApp video call, Zoom video conferencing or just a voice chat if you are more comfortable with that. We can also help to do a financial calculation for you so that both of you can have some figures to refer to during your own discussion. We have just managed to do a calculation for another buyer yesterday too.

On a personal basis , I would not pay ABSD .

Either i stay put in my hdb and forget about 2nd property ,

Or i sell my hdb to buy a private property .

My charges for selling a hdb is 1% for exclusive selling rights ( sole agent ) to your property , or 2% for open listing ( as many agents as you like ) .

No commission chargeable when I serve private property buyers.
