Dear sir/madam,

Basing on an income of $10,000/month assuming that you have no other financial commitments, your loan eligibility can be up to $1.3m range (75% of the purchase price if at valuation or below), with balance 25% from your savings including CPF (take note you will need at least 5% cash for property purchase) should you be considering private residential properties.

To be fair, this is only 1 of the possible option, but basing on the assumption that you have existing cash and CPF savings for the purchase. To run through the options more accurately, it is important to know more about your finances that you plan to put in for this purchase such that we will be able to do the necessary map outs, including purchasing a resale HDB or even invest into a commercial or industrial property.

Hi,

1) For private, using TDSR you can get a max loan of up to $1.2M. So you should look into how much funds are on hand cash + CPF OA to determine the 25% down payment.
2) For HDB, using MSR you can get a max loan of up to $600k. If you are an SC, you may consider HDB flat since you are eligible under Single Citizen Scheme.
3) Note that you are not eligible for an HDB loan and housing grant due to the income ceiling.
4) So whether you choose to purchase HDB or private you will have to look into your available fund to decide the best option.
5) Note that since you can only loan from a private bank. You have to prepare a 25% down payment of which 5% must be solely cash.
