With regards to the backyard, I reckon that you have a drain running through behind your back boundary wall separating your neighbour at the back? We will need to look into this further to understand the land lot to determine if your land size includes the drainage area or not. This will be an important part of understanding as the difference in land size can be a significant factor to affect the transaction to the extent of having buyer bring the matter up to court due to the misrepresented information.
