Dear Sir/Ms,

I have a question please. I am a SG PR and I currently have a HDB to sell, MOP fulfilled and looking for private prop.

Approx HDB resale price $400k.
Existing bank loan $220k.
CPF utilized for loan $160k (p+i)
Current CPF in OA $30k
Cash available $100k

Question is:

1. If i sell HDB with OTP signed but transaction not fully completed, am i subjected to 10% ABSD or 5% ABSD for for next property? My plan is to sell HDB and immediately buy a private.

2. After paying back CPF of $160k (p+i), can i utilize full $160k + OA Balance of $30k for private property purchase?

3. ABSD must be paid cash or possible by CPF?

4. What is the % that I can utilized CPF for private prop as a PR?


Am looking at a private prop of approx $900k in D19.
Does it seem possible? Am a single income earner.

Hi,

Once OTP for your HDB is exercised, you will be considered to have dispose your existing property. The CPF of 160k will only return to your OA after 2nd appointment, hence you can't use it immediately. Stamp duties have to use cash first and can be reimbursed from your CPF later if theres sufficient monies in your OA. Single income earner is equipped to fund a 900k property.

Hi Sir/Mdm,

1. You should plan your purchase after your buyer has exercised the option to purchase for your flat. In this way, you will be subjected to the 5% ABSD instead of 10%.

2. You will be able to use the full amount of CPF in your Ordinary Account for the purchase if you are under the age of 55. However, the amount will only be back in your CPF account 2 weeks after the sale completion.

3. Additional Buyer Stamp Duty is usually paid in cash first and you can reimburse using CPF if your CPF is sufficient.

4. You can obtain a loan of up to 80%. The remaining 20% will consist of 5% cash and 15% CPF.

5. 900k private property in D19 is possible. I can propose some options for your consideration.

Evening,

Under HDB ruling, you are required to sell your HDB within 6 months upon collection of keys. However, should the deal fails to go through with the buyers being the defaulter, ABSD will stay as 5%. You are also eligible to request for specific performance.
As for the CPF usage, as long as you have not exceeded retirement age or the property still have lease of more than 60 years, you will be eligible to utilize full CPF OA on the purchase of the property. For the amount of loan that bank can disperse on the purchase, it will be dependent on your income status, age and credit standing.

Firstly you should check with mortage banker how much you qualify to borrow .

Next , after checking with mortage banker that you can afford your planned condo , you can proceed to sell your hdb , do not commit to buy any private property until the buyer exercise their option to buy your hdb .

5% ABSD payable .

You can use 100% of your ordinary account cpf to fund your condo .

Yes 900k budget can buy a private property at district 19 .

ABSD can be paid by cpf .

Good afternoon!

Once the buyer for your HDB has exercised the option, it will be considered that your HDB has been disposed and you can go on to put an option for a private property and it will be considered as a *First Current Property*.

However, do note that the CPF utilized for your HDB will only be returned back to your OA Account after your 2nd HDB appointment and hence, you are not able to utilize that amount first. Also, it is advisable to get a banker to access your finances and determine the loan borrowable for your purchase.
