Dear Sir/Mdm,

I would like to ask if eventually sell of my RESALE property, what would be the levy I have to pay.

Practically all the online guides and article online explains and spells out clearly for IF you are an original BTO owner and want to sell years later, be it after MOP or later the levy you have to pay and the rational of it.

But nothing seems to really clearly explain for the situation I might face in a few years time. I can fully understand the Additional Buyer Stamp Duty, if I buy a 2nd property. However my question is, if I fully sell my first RESALE property, meaning I did not, and my first/will be existing flat, IS NOT a BTO flat, but already a resale unit, and subsequently sell it 5-10yrs down the road and get another bigger RESALE flat, Do I have to pay any Levy and Stamp Duty for the 2nd Resale flat, if the 1st one has been sold?

Good morning Mr Ho,

do let me explain on this.

BTO means bought directly from HDB while resale flat means bought from resale market.

BTO, resale flat bought with CPF housing grants and new EC are considered subsidised flats.

If you had bought either and wish to buy a BTO or new EC, resale levy will be payable based on your current unit type. Eg. 4RM - $40k while 5Rm is $45k etc.

If you are getting a resale flat or condo, resale levy will not be payable.

3 to 4% Buyer's stamp duty will be applicable for all residential property purchase.

Hi Mr Ho,

Resale levy IS NOT APPLICABLE if you had taken a CPF housing grant for your current flat before AND the next house that you are buying is a BTO flat or brand new EC. If you were to purchase another resale flat, there is NO resale levy or Additional Buyer Stamp Duty.

Hi Mr Ho,

If your current flat is a resale flat bought without CPF Housing Grant, it is not considered as a subsidised flat. And you will not be liable for any resale levy once you sell the flat.

If your resale flat is with CPF Housing Grant, as long as you do not purchase a second "subsidised flat", i.e BTO or EC, you are also not liable to pay a resale levy upon the sale of the flat.
