I bought a condo. in Serangoon Minton on July 2011. I am currently reviewing whether how much I can sold for a 113m2 14th Storey. Also how much do I need to pay for the taxes if I sell now?

Dear Mr Chin,

the last transacted price for Minton of similiar size is
13 Aug 2014,1216sft, $1,520,000.
From July 2011 - SSD 4% currently

Dear Mr Chin,

13 Aug transaction mentioned by Lawrence was a level six unit. If your house is on the same stack with higher floor, the value could be higher than S$1,520,000 conditional upon other factors. i.e. condition, facing and etc

For your case, SSD 4% is payable.

Hi Mr Chin, as what my fellow colleague have said, your tax will be at 4% if you decide to sell now and if you could, you may wish to hold it till next year without having to pay any taxes anymore. Pls feel free to let me know if you need any assistance.

Other than drawing reference from past transaction to set a target sale price, probably you can pass me more information about your unit so I can obtain bank valuation from bankers.

Btw you will be subject to seller stamp duty of 4% as you only fulfilled 3 years of ownership till now.

Do share with me more information about how much you purchase this unit in the past so I can draft out a financial plan to see whether is it still feasible to earn a profit with the inclusion of SSD.

Hi Mr. Chin,

Given that you will incur 4% SSD, it becomes a decision whether you feel the market will adjust downwards (if any) by less than 4% by july 2015. It is likely we will see further downward price adjustment with existing loan curbs and looming rising interest rates.

May I know your motivations behind the sale? If you have holding power, you may wish to consider renting it out instead and sell when the market sentiment changes. Thanks and I will be glad to speak to you to understand your investment requirements further before value-adding.

If you opt to sell your unit at The Minion, you will need to pay SSD of 4%. The estimated selling price for your unit ranges around $1.45mil to $1.6mil, depending on which side your unit is facing.

Your condominium is worth about 1.5m depending on condition, floor, facing and other factors.

Since purchase was made on or after 14 Jan 2011, 4% seller stamp duty is payable should you decide to sell.

Purchase price: $1,170,000
Estimated 3% BSD with some other fees: $35,100
Total cost: $1,205,100

Potential sale price: $1,500,000
4% SSD: $60,000
2% agent fee: $30,000
Legal fee: $3,000
Purchase cost: $1,205,100

Net profit at least $200,000!!!

If you are thinking of rental, probably $3,600 to $3,800.
