Dear guru,

In the last two month transaction of 3A in my block, 2 transaction for 345K and 1 transaction for 381K.why was so much difference? will this transactions influence future valuation too?

Afternoon Nraj,

The difference in selling price can be due to difference in level, renovation condition, facing, ethnic restriction and area size. Some owners might have bought over the recess area, hence commanding higher price.
Singapore property prices heads north coz the new valuation is projected based on the previous transacted prices.
