Dear Guru,

I have a question regarding buying a new private property under construction. I do not plan to take up any bank loan. Assuming I have paid the 5% deposit, can the rest of the payment use CPF first before touching my cash reserves?

HI,

The advantage of buying a condo under construction is that the payment is progressive.

The very first payment is the 5% booking fee which must pay in cash.
Thereafter, when you exercise the Option to purchase, you will need to pay another 15% which can be in CPF.

The rest will be progessive payment which the developer will call for the funds.

In addition, you need to take note of other fees such as conveyancing fee and stamp duty.

Hi, yes it is possible if you do have the cash to pay in full while the rest will be your CPF.

Hi,

Unfortunately the sequence is such that you need to come up with cash to fund the payments first before CPF OA can be drawn down and utilized. For example, if you intend to use CPF OA to fund 40% of purchase price, the first 60% needs to be settled first in cash before CPF board will allow you to draw down to fund the property.

Alternatively, you can consider to take up partial bank financing first, with no major penalties when doing full redemption. That way, you can use cash later to fully redeem the loan, and yet use CPF OA in the interim. For all private property purchase, there has to be minimum of 5% CASH, which in your case, would be the 5% deposit. The balance downpayment can be in the form of CPF, if you have sufficient CPF in your OA.
