Dear Champions,

We are 2nd year Singapore PR couple. Understand with completion of 3rd year of PR, we will be eligible to buy HDB resale. Private property like condo will be beyond my affordability for next 2 - 5 years.

Any expert suggestion on my generic questions will be highly appreciated:-

1. Does it make sense to buy a resale HDB property with first opportunity? The other options will be like -
a) Wait for 1 - 2 year, build little higher corpus to buy a better HDB (Higher lease or Floor Area or Proximity to CBD/Business Hub)
b) Wait for few more years, go for a private property directly.
c) Wait for Citizenship to ensure HDB buy price (BTO or Resale) is aligned to mass market.

2. Understand maximum loan from bank will be 75%. Can anyone point/share a calculator of our contribution (Cash or/and CPF) including other charges like stamp duty, admin charges, agent commission etc)

Hi,

In my opinion, if you have plans to stay in Singapore for the long term, it is advisable for you to purchase your own property, instead of paying rent.

In general, a private property has a higher chance of capital appreciation as compared to HDB flats. However, not all private properties has the same growth. You will have to do proper research and analysis to prevent yourself from buying into a stagnant property.

Having said that, whether or not to purchase a private or a HDB resale, depends very much on your Affordability. Do not over-leverage yourself and expose yourself to high risk of having to force sell the property.
