Price wise it also depends on facing and unit condition. But judging from the info you have shared, I believ. 500K - 550K should be possible. The last transaction in 768 was in feb 2014, at 530K, between 10 to 12 floor. Prices have started to adjust downwards from 1 year ago.

For procedures, valuation is done after price is agreed. Only buyers with valid OTP can apply for valuation. Any positive difference between agreed price and valuation will be COV. Thanks and may I assist with your housing plans further? Hope to have the opportunity to work with you.

Hi, I believed you have been brief about the estimated selling price of your unit this far. For seller, the new HDB procedure will be such that it will be the buyer applying for the valuation directly and you need not do anything at all. Firstly, I would like to share the last 3 transaction for a 4 room flat (above 10 floor) at Bedok Reservoir View
1) Blk 773 15th floor $535k in May 2015
2) Blk 761 10th floor $503k in May 2015
3) Blk 766 13th floor $525k in Apr 2015

Since your unit is on the 14th floor, you should be to sell approximately $530k range, of course subject to the facing and condition of the unit.

Below is a quick guide for the procedure
1) Do seller checklist, 7 days cooling off period
2) Determine selling price
3) Grant OTP if selling price achieve
4) Buyer to apply for valuation, have 21 days to exercise option
5) Buyer exercise option, submit to HDB
6) First appointment ( to 2 months after exercise option)
7) Completion (6 to 8 weeks after first appointment)

Last transacted was $538K in March 2015. Based on current market, a more reasonable price will be in the range of $490K-500K. There is no need for seller side to do any valuation report as buyer will need to submit for valuation after placing option fee for your unit.
