Yes it is definitely to plan the sale and purchase concurrently, in fact most of my clients did the 2 processes back to back so that they are able to minimise their cash outlay and avoid the need for an interim place to stay. However, it is important to plan the timeline carefully so that you can avoid the ABSD and also have some buffer time for the renovation of your new place.

It is important to plan the timeline carefully:
- to avoid Additional Buyer Stamp Duty
- If you are getting a higher price property, to prepare the cash outlay and check your loan (if you plan to take loan for your purchase)
- to avoid moving house 2 times if your next property is for own stay

1) Steps in selling a Condo
- Appoint agent to market your unit, I will be glad to assist on this
- After that I will proceed to market your unit in online portals and propose to buyer on hand.

2) Pricing Strategy
Selling price will be depend on level, facing, condition of unit, etc

3) For selling there will be no seller stamp duty if you own the property for minimum 3 years.

Having said that, I would strongly encourage for you to sell your property first before committing to your purchase. This is not only to avoid the hefty ABSD, but also to qualify for the maximum Loan-to-Value (LTV) should you be taking a loan for your next purchase.

As yours is currently a private property, it will make the transition easier if you can enter into a lease-back agreement or an extension of stay with the Buyer of your property. This will allow you to have sufficient time for your funds to be in for your next purchase, as well as time for your renovation works for your new abode.
