Can I (SC) and my spouse (foreigner) buy and co-own a resale EC after the 5 year MOP? If cannot, how about after 10 years? How about for private condo? In all cases, what are the fees involved? Are we eligible for any grants?

Good morning,

Both of you wont be eligible to co-own a resale EC that is not privatised because its only eligible for SC or SPR. No issue to buy under both names if its privatised (after 10 years).

If both of you are still keen in non privatised resale EC, have you consider to buy under your sole name?

Costs for buying a resale EC or private condo is similar. Upfront payment if you can obtain max 75% loan will be 25% downpayment, legal fees, stamp duty etc. Difference could only be that you can co-own with your wife now and she can be included into loan assessment if you are buying a private.

No grants will be given unless you buying a new HDB (BTO), resale HDB and new EC (if meet eligibility conditions).

Hi,

For resale EC of 5 years (Semi-privatized), only SCs and SPRs are eligible to purchase. For resale EC of 10 years (fully privatized), all are eligible to purchase.

You can consider to purchase under your single SC name for the 5 year old resale EC. There are no grants involved, and stamp duties of approx 3% applies.

Hi,

1) It is not possible for an SC + FR to co-own a resale EC only after the 5 years MOP.
2) Only the SC can be the owner.
3) It is alright for SC + FR to co-own a resale EC after 10 years from TOP.
4) SC + FR to co-own a private is ok.
5) No grants provided for resale EC and private condo.
6) You only need to pay the price of the purchase, buyer stamp duty (~3% for $1M and below, ~4% for >$1M), legal fees.

You are able to purchase a resale EC after the 5-year MOP mark under your sole name.

You are able to jointly purchase a resale EC that has past the 10 year mark from TOP.

You are also able to purchase private condo, be it a new launch or a resale condo.

There will not be any Grants for the above, as all are considered private properties. Grants are only for Singaporeans purchasing HDB flats (or brand new ECs).
