Can a Singaporean citizen and a PR co-own a condominium? Are there additional costs / taxes/ stamp duties as compared to 2 Singaporean citizens co-owning a condominium? Kindly advise thanks.

Hi Valerie,

Yes SC-PR can co-own a condominium, the higher ABSD tax rate of the two purchaser profile will apply. For example, ABSD of SC first property is 0% but that of SPR is 5%. Hence the ABSD is 5% for SC-PR purchase, whereas its 0% for SC-SC.

If its SC-PR first matrimonial property, you could qualify for ABSD remission subject to IRAS approval.

Please note that BSD of 3% applies for all property purchase regardless.

Are you purchasing with your married spouse?

If yes, both of you will not be subject to additional buyer's stamp duty as IRAS will treat it as your matrimonial home.

If not, higher stamp duty will apply for first property purchase. 0% (SC) vs 5% (SPR).

Hi Valerie,

Yes, SC and PR can co-own a private property in Singapore.

If the SC and PR are spouse, and that the property is meant to be their first matrimonial home, there will be no ABSD involved.

However, if the SC and PR are not married to each other, then the higher ABSD rate will apply. In this case, 5% for PR, if this is both their 1st property.

Also take note that the normal stamp duty (of estimated 3%) applies for all property purchases.

Sg Citizen-PR can co-own a condominium. ABSD tax rate of 5% (based on higher of either profile) is applicable.

For 1st matrimonial property, you could qualify for ABSD remission by IRAS.

Good morning Valerie,

Not to worry on that. If you decide to sell off your HDB first, you wont have to pay ABSD for the condo purchase. Reason being IRAS will take into consideration the number of property you own. If HDB is sold, condo will be consider your matrimonial home (only property in Singapore).

IRAS will not consider HDB as first while condo as second. Dont misunderstand it.

And if you decide to purchase the condo first and pay ABSD, you are eligible to claim back the ABSD provided you sell off your HDB within 6 months from the condo purchase completion date.

Hope my explanation has cleared up your doubts on ABSD.
