The key consideration is always if the agent has advertised as a guide price or has advertise as a nett price. Many buyers or tenants that responded to my ads have always assumed that the listed price stated in my advertisements are negotiable, but it was nowhere stated. I believe it is good to let the prospect know on the price expectations of sellers upfront instead of waiting for the prospect to make an offer before disclosure.
