Hi,

1) You are not required to pay any commission to the seller agent. His/her fee is covered by the seller.
2) As a DIY buyer, it is recommended to read through all the information provided on the HDB website.
3) Follow them throughout to prevent any hiccups raised during the buying process.
4) The seller's agent does not have any obligation to guide you throughout the whole process. Thus you are on your own.
5) If you encounter or have any doubts in the purchasing process. It is recommended to call the HDB hotline directly from being misled.
6) Make sure you already have a valid HLE (HDB Loan Eligibility letter) before offering an OTP if you are taking an HDB loan.
7) If you are getting your loan from the banks. Ensure you already obtain an IPA from the bank before going out to offer an OTP.
8) Lastly make sure you negotiate carefully before offering an OTP. A lot of DIY buyers make mistakes at this point by not talking through all the conditions and terms with the sellers.
9) Especially current market there are a lot of sellers requesting an extension of stay upon completion and problems in handling the COV. Do read over this from the HDB website and understand the consequences and processes.
10) Lastly double-check your financial capacity in the purchase to ensure you are not over-committed.

Hope the above answer your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.
