Unfortunately, the previous ABSD will not be refunded.

You will have to pay a Buyer's Stamp Duty (BSD) of up to 3% for your HDB. Depending on your citizenship status, you may or may not have to pay for ABSD. Once you have disposed of your condo, this will be considered your first property. For Singaporeans, there is no ABSD. For PRs, there will be an ABSD of 5%. Unfortunately no, there will not be a refund of the stamp duties paid for the condo purchase. To be eligible for resale HDB, both SPR (married couple) need to hold SPR status for at least 3 years each before they can purchase resale HDB. If eligible, yes the ABSD of 5% applies on SPR 1st residential property purchase, after the sale of your current condo. For example, a $500k hdb, BSD+ABSD of total 8% approx (34.6k) applies.

I have worked on similar cases and would be happy to share the best approach. You are referring to Treasure Trove condo? I am active in Punggol and am familiar.

HI,

Great to hear that you are eligible to buy a HDB now but sod sorry to inform you that there will be no refund for the BSD/ABSD that you have paid previously for the condo.

As you are still a SPR, when you purchase the HDB, BSD and ABSD still applies. The BSD is 3% minus $5400 for properties below $1M and the ABSD is at 5% for SPR. So if you are getting something below $1M, your total stamp duty will be 8% of purchase price minus $5,400. Talking $500K for example, your total stamp duty will be $34,600.

With figures in hand, it is also easier for us to advise you too. No worries as this meetup has no obligations at all.

I regret to inform you that in your case, Stamp Duties once paid, is not refundable. The only scenario where you can ask for ABSD refund is if you're a Singapore Citizen buying a property to be your first matrimonial home while looking to dispose of your current property.

Should you look to sell your current condo and purchase a resale HDB flat, you will still incur ABSD if both you and your spouse (or children) are not Singapore Citizen. BSD is payable as long as you buy a property, regardless of nationality.

Sorry to answer you mostly unfavourable answers .

The absd that you paid when buying your present condo cannot be refunded .

I am assuming you are not singaporean yet , yes similar stamp duty when p r buying a hdb , therefore Status quo , ABSD of the same rate 3% BSD plus 5% ABSD , 8% in total of stamp duty is payable when you buy a hdb. You can save the ABSD if you buy The hdb AFTER you become a citizen .

My charges are 1% commission for exclusive selling rights to your property, or 2% for open listing.

There will not be any refund of the stamp duties paid previously. For the HDB purchase, you will need to pay the Buyer Stamp Duty and the Additional Buyer Stamp Duty as a SPR. However, the amount is lower as the quantum of the HDB flat is much lower as compared to a condo.
