2) By giving exclusive rights to a property agent, am i restricting other property agents that are able to help me fetch a higher selling price?

By the way, giving an exclusive rights to an agent to market your unit has a lot more advantages as compare to an open listing where there are multiple agents.

Hi,

Having an exclusive agent means appointing the sole agent to take charge of your property sale. And that does not mean restricting other agents from bringing buyers over to "co-broke" the property. Moreover, an exclusive agent has to act in the Seller's best interests, and that includes opening up for co-broking opportunities.

In fact, having an exclusive agent will likely fetch you a higher price than an open listing, as open listing agents will be competing with each other to close off the deal fast, which usually results in lower pricing for the Seller.

As the saying goes, too many chefs spoils the broth. You just need 1 capable agent to achieve your targeted price.
