Hi,

You can do this for resale EC that has met the MOP of 5 years no issue, you can purchase as sole name ownership. However, for new EC it is not possible, as the household income is taken including the essential occupier in your case which is the spouse. He also cannot be included in a new EC application since he owns a private property now.

Hi Sir/Mdm,

If your spouse owns a private property, you will not be eligible to apply for a new EC because your spouse will need to sell the private property and wait out a 30 months period before you can apply with him or her.

You can consider getting a resale EC or another private property as there will not be any restrictions when buying. Please feel free to contact me so that I can understand your objectives and assist you further!

Dear mdm,

The income capacity is applicable to the entire household, not only to the sole owner, however, the loan assessment will be applied only to the sole owner in this case. As your spouse and you are considered as an entity, he is going to be an essential occupier for the new EC, and in this case, you will be ineligible to purchase a new EC due to his ownership of a private residential property. He will need to dispose his private property and then sit out for a period of 30 months before being eligible to purchase a brand new EC if household income is still within the cap.
